L Street Capital is a private investment firm focused on distressed and special-situation debt secured by institutional-quality real estate in Nashville, Tennessee and along Florida's 30A corridor. We acquire first-lien positions collateralized by trophy commercial and luxury residential properties — assets where disposition or lease-up is a matter of timing, not viability, given the depth of demand and constrained supply in these markets.

Our transactions arise in settings that most capital sources are unwilling or unable to navigate: bankruptcies, mass defaults, complex multi-party litigation, and generational estate disputes. Sourcing

Our proprietary tools scrape tens of thousands of filings daily across county registers of deeds, circuit court clerks, federal bankruptcy courts, and domestic divorce dockets to surface leads invisible to conventional deal flow. A purpose-built AI then parses the underlying documents, identifies critical factors, and assigns weighted scores — delivering a filtered pipeline of actionable opportunities to our team.

Acquisition

Each scored lead is reviewed individually against our investment criteria: first-lien debt secured by luxury residential or top-tier commercial property in our target markets. Where the opportunity meets our standard, we move to acquire senior secured positions and consolidate ownership of the underlying asset through litigation, negotiated work-outs, forced cramdowns, and involuntary discharge of subordinate debt and liens.

Disposition

With possession and ownership secured, we stabilize or rehabilitate the property to grade-A standard and return it to market as a premium asset — for sale or for lease. In high-growth, high-demand markets, disposition is not the challenge; acquisition is. Our ability to source distressed debt at scale and clean off a complex title is where extraordinary value is created.

At the end of the day, we own something real.

Because we buy first secured lien positions, we are always secured by the value of the dirt and the building in expensive locales. We are not speculating on the latest stock or trend. At the end of the day, we own something real. And we hold the first and inalienable claim to it. Our debt runs at default rates of interest far in excess of index fund returns, and our litigation fees and costs are added to the balance. While we prioritize speed of resolution; the reality is that if litigation draws out, our secured position only grows larger.
